What’s Hot and What’s Not in B&Bs
The mom and pop bed and breakfast is likely as not to appear on any magazine’s What’s Hot and What’s Not list. Unfortunately for the genre’, it is probably in the latter category.

Why? Guest shave tired of homespun décor to the point of gamily picturess of strangers in their rooms…thin walls, overly familiar innkeepers, lacy doilies, dolls, teddy bears and the traditional B&B hodgepodge of what should be ‘garage sale’ furniture.

Under ‘Hot’ comes the new inns with younger more contemporary owners who have paid fortunes for these old grand dames whose only appealing features are their location, architecture and grounds. Beyond that, the bonfires begin and these new breed types start over.

In the case of 1801 First, now a uniquely elegant and refreshing inn with a blend of classic architecture and stylish upbeat and classically modern décor. Not your typical B&B, 1801 First looks like several pages of those home furnishings catalogues we all peruse with envy.

Built in 1903 by prominent architect William Corlett, the inn boasts Queen Anne detailing, multi-gabled roof and rounded bay windows. After attentive renovation, the house has been transformed into an intimate urban retreat. Each suite and cottage is spacious and fully appointed with many detail guests rave
about. Egyptian cotton Matelasse’ coverlets, sateen linens and down comforters folded to a peak at the end of the bed linen catalogue style. How do they get the beds to look so perfectly photogenic every day? Fireplaces and generous chairs for reading and cozy-ing invite staying in. Add to that baths featuring oversized soaking tubs or Jacuzzi whirlpools. Guests are treated to a plethora of breakfast options all prepared by the in-house chef. Select from an expanded continental breakfast or in-room dining to guest’s choice of ‘spa’ selection or the chef’s daily ‘indulgent’ breakfast.

Location? The new genre’ are for the most part not situated down dusty dirt lanes, but rather in town, close to the action for the evening. Napa and particularly downtown is enjoying a renaissance with crisp, interesting new restaurants popping up literally monthly, a newly renovated and re-opened Opera House and Copia the center for Food, Wine and The Arts.

Rates include breakfast each morning, evening wine and hors d’ oeuvres, often featuring a local winery for a private ‘tasting,’ as well a 24 hour courtesy “minibar”—beverages, fruit, cookies and other snacks available in the dining room at any time, as well as full concierge services.

Rates range from $250.00 - $395.00 per night plus tax, double occupancy.
